We only buy student properties that make the grade and fit our A+ Purchasing Model


Students are most attracted to properties that are within walking distance to campus or near to transit that provides direct access to the school and other key amenities (e.g. grocery stores, restaurants, pubs etc.). Household amenities are also important for attracting students. All our houses have parking, onsite laundry, high speed Internet, a dishwasher, air conditioning and a second kitchenette (when possible).


We always buy properties with a strong cash-flow position. With strong cash flow we can confidently ride out any dips in the market and withstand any rises in interest rates. Of course mortgage pay down and market appreciation are factored in to our calculations as well, but cash flow is a key consideration.


Ensuring that the cities in which we invest have sound economic fundamentals guides us in making informed and strategic investing decisions. Some of the questions we ask are: 1) What is the enrollment and is it expected to increase in the future? 2) Have there been/is there expected to be any capital expenditures in the future (ie., is the institution investing in its own growth) ?


We focus on buying homes that are below the average price and then renovate/upgrade them to meet our specific requirements. We try to avoid buying houses that are completely turn-key student houses because they tend to be more expensive. Besides, we know we can do a better job renovating the houses for a better price when we do the work ourselves with our power team of renovating experts.


We believe that safety is the most important criteria in any student home. To keep our rentals safe, we never renovate without permits and we personally ensure that every element of the fire code is met or exceeded. Our homes also look superior to our competitors. We have had several parents comment that their children’s student house was nicer than their own family home!
