Our Joint Venture Partnerships are structured so that we do all the work.
We find and negotiate the purchase and inspection of each investment property, take care of the insurance, property management and tenant placement as well as look after all the repairs and accounting issues. We strive to be completely transparent and to keep the lines of communication open, but our investors are NEVER bothered with the day-to-day operations of the rental property. Rather, they simply get to enjoy their investment returns while the day-to-day operational issues are handled by us.
Investor relationships are critical to us and we choose our partners carefully. In a Joint Venture Partnership we look for the investor to contribute: the down payment (typically 20% of the purchase price), hold the mortgage on the investment property, as well as contribute the closing costs.
Occasionally we will do renovations on a property as per our “A+ Purchasing Model” of buying, and in these instances, we would look to the investor to contribute to these costs as well.
